This very attractive villa is set in an idyllic hilltop location just 2kms from the pretty and ancient village of Plazac offering the amenities of a bakery, organic grocery store, post office and café with sunny terraces for morning coffees or evening aperitifs ! With magnificent views over the hills, valleys and a local chateau, combined with total privacy it is perfectly situated in the heart of the Perigord. The location offers the opportunity of enjoying a totally peaceful vacation or a cultural visit of this rich and historical region.

Upon entering the house a wide entrance hall leads through an archway to a comfortable sitting room with an open fire place for the occasional evening in low season. This sitting room has a comfortable settee and armchairs, and guests may enjoy using the television, video recorder and DVD player.

The living room leads then to the open plan dining area and fully equipped kitchen area with gas hob top, electric oven, large fridge/freezer and washing machine and a dishwasher. In the dining area, large French windows open on to a terrace with a garden table and chairs, parasol, barbecue and breath taking views to charm any guest.

The house has been tastefully decorated with a Mediterranean feel, there are white and blue Byzantine tiles, teracotta tiled floors and the atmosphere, we feel you will agree, is bright and very welcoming throughout.

There are three bedrooms in the property ; one twin and two doubles. The twin room is on the ground floor and has large French windows opening on to the terrace allowing breakfast in the sunshine. There is a downstairs toilet and shower room adjacent. The first double room, on the first floor, has its own private balcony and an ensuite bathroom with bath and shower and WC. The second double room is in its own self contained studio with a tiny kitchen corner for private breakfast in bed - if desired! This bedroom has an ensuite shower room and WC and again, a private terrace.

The house has been decorated with care and style with a definite Mediterranean feel ; exotic plants and North African ceramic pots and tiles in the bathrooms. The luxurious ‘over flow’ style swimming pool enjoys a salt water chlorination system and measures 10m x 4.5m with a surrounding patio area covered with pebbles and sun loungers for total privacy in this little corner of paradise !

Nearby Amenities : The shops (bakery, organic grocery store, post office and bar/cafe) can be found just 2 kms away in Plazac and in Rouffignac (7kms) you have all the shops - supermarkets, etc.

Lascaux caves in Montignac 14 kms, Rouffignac 6 kms (Both Montignac and Rouffignac are busy market towns and offer all amenities), Sarlat 30 kms, Périgueux (cultural capital of the Dordogne) 34 kms, Les Eyzies (Centre of prehistory in Europe) 18 kms - Swimming lakes : Plazac 1.5 km, Tamnies 13 kms - Canoeing : 8 kms, Horse riding 10 kms, mountain bike rentals 10 kms. There are innumerable nature walks all around the area for all levels of enthusiasm! There is a wide variety of restaurants & cafés within a 20 km radius which are suited for all tastes. The local tourist Information Office is close by and can help you plan a programme of sites of interest from some of the most magnificent châteaux to some of the oldest prehistoric sites of interest. An information pack is provided upon arrival to help you find your way around.
